Buy your own land to build factory.

Calculator and simulation model:

Just plug in your numbers — land price, construction cost, loans even consulation fees and more— and see the all-in total and the RM per sqft. Default: Puncak Alam figures are an illustration.

Your numbers

Land and Built-up

Consultants, council, power

Loan

Tick cash buying if you write the whole cheque. That drops loan stamp (0.5%) and loan legal. Interest is shown separately so RM/sf GFA stays a build figure, not a 20-year finance bill.

Cost stack

Every line is a cheque (or a line inside the builder’s contract). Blank consultant/council boxes are 0 — not a free lunch, just “no quote yet”.

How the math works

  1. Land = acres × 43,560 × RM/sf. Construction = GFA × RM/sf GFA. External is a lump on top.
  2. MOT stamp 1/2/3/4% on the first RM100k / next RM400k / next RM500k / excess above RM1m. Loan stamp 0.5% of the facility. Legal 1.25% on the first RM500k then 1% (SRO 2023). No first-home exemption on industrial land.
  3. Architect (if ticked) is LAM Category 3 on works, not land. CIDB 0.125% of works above RM500k. SST 6% on construction services only.
  4. TNB connection = RM45 × kW MD. Substation is whatever you type. OSC / extra consultants stay 0 until you type them.
  5. All-in ÷ GFA = RM per sq ft of factory floor. All-in ÷ land sq ft = RM per sq ft of dirt, after the shed is on it.
  6. Tick cash buying to drop the loan: no loan stamp, no loan legal, day-1 cash = all-in. Leave it unticked for LTV, 4.5% interest and tenure — that only splits cash vs bank and shows the monthly instalment. Interest is not folded into RM/sf GFA.
